Conditions imposed on an escrow are the requirements of the transaction. Examples of conditions of the closing would be the delivery and payment by the seller of a termite inspection report and the buyer’s agreement to deliver homeowner’s (hazard) insurance coverage for the benefit of the lender. The escrow cannot close until all conditions have been met.
